What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure the house's dimensions and area, then draw a basic or highly detailed floorplan. The appraiser's report and floorplan is a form that can be used to prove an accurate Gross Living Area (GLA), the sum of all livable area, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a floorplan service work?

During a floorplan service, a certified appraiser measures your home with a measuring tool — either a tape measure or laser measuring device. As they move around the home, they mark the layout of the rooms and other features, like closets, patios, and pantries. They might draw a rough sketch of the property. Then, the appraiser develops a report and a more detailed sketch showing the total living area of the home and the overall layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a home measurement or floorplan service necessary?

Property taxes

Property tax records often reflect the wrong area of a property because the values can come from various sources, and sometimes go unverified — meaning you may be paying for more square footage than you own! Unless an appraiser has executed a recent appraisal or home measurement service on your property (after any renovation that may have affected square footage), you'll need an appraiser to perform a home measurement service before attempting to challenge what you're taxed. An appraiser will determine an accurate Gross Living Area (GLA) of your property so your taxes can reflect your actual square footage — and you can stop paying more than your house is worth.

Selling a home or property

A measuring service can secure fair market value for your house. Living space is one of the most important factors potential buyers look for when purchasing a house — but since these values are frequently approximated rather than accurately measured, your home listing may show less Gross Living Area (GLA) than it actually has. An inaccurate GLA could potentially reduce the price of the home as well as the number of interested buyers. The only sure method of using a precise GLA when listing your property is to refer to a recent appraisal or measurement service carried out by a certified appraiser (after any remodeling that might have affected square footage).

For real estate professionals

To make certain that your client's home closes at a price that appropriately reflects true market value, we advise requesting a home measurement of the property. Your clients, and especially potential buyers, will be grateful for your eye for detail, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A measurement can also be an excellent marketing tactic to entice potential buyers since they can view the layout and features of the home before and after touring.
